Fences and decks show algae before anything else on a property, because they sit low, stay damp and rarely get direct sun on both faces. A vinyl fence goes green along the bottom third first, then works upwards.

Vinyl takes a wash well. Wood does not — too much pressure raises the grain and leaves a furry surface that holds dirt worse than before. Wood gets low pressure and a cleaning solution, which is slower and the reason it is worth doing properly.
